# How to Update a Maintenance Request

Edit, complete, cancel, reopen, or archive a request you already filed.

Change the description, unit, urgency, status, or vendor on an existing request. You can also complete, cancel, reopen, or archive it from the same list.

## Before you start

- Sign in as a landlord.

- The request has to be on your **Maintenance** list.

## Edit a request

1. Go to **Maintenance**.

2. On the request row, select the pencil (**View/Edit**).

3. Change **What's wrong**, **Unit**, **Urgency**, **Status**, or **Vendor**.

4. Select **Save**.

The status options are **Submitted**, **Acknowledged**, **Scheduled**, **In progress**, **Waiting on resident**, **Completed**, and **Canceled**.

While you're editing a request that isn't completed or canceled, you can also set the visit and switch Geni on or off for that request. See How to Schedule a Maintenance Visit.

### Assign or change the vendor

Pick a vendor from your directory and save. It has to be a vendor you added, and the new vendor gets an invite. Once the work is finished, the vendor can't be changed.

If the vendor hasn't accepted or declined yet, open the row menu (⋯) and select **Resend vendor invite**. That option only appears when a resend is allowed, and invites need to be at least a minute apart.

### Pause Geni on this request

On an open request, the **Geni** switch reads either **Geni is handling this request** or **Geni is paused. You are handling this request.** Turn it off to pause Geni, and back on to hand the request back. Pausing only affects this request.

## Mark it completed

1. Open **View/Edit**.

2. Set **Status** to **Completed**.

3. Fill in **What was done**. It's required.

4. Select **Save**.

You can complete a request before the resident confirms the work. After you verify it, the repair cost is locked until you reopen the request.

When a vendor has marked the job finished and you haven't verified it yet, the **Needs action** column shows **Verify work**.

## Cancel it

1. Open **View/Edit**.

2. Set **Status** to **Canceled**.

3. Optional: enter a **Reason for canceling**. The resident's notice includes up to 300 characters of it.

4. Select **Save**.

## Reopen a completed request

1. Open **View/Edit** on a request with the status **Completed**.

2. Optional: fill in **Why is it being reopened?**

3. Select **REOPEN**.

Only completed requests that aren't archived can be reopened. Reopening clears the completion and the resident's confirmation so the work can start again.

## Archive it

1. On the request row, open the menu (⋯).

2. Select **Archive**.

3. Select **Really Archive?** to confirm.

Archived requests drop off the list. Turn on **Show archived** to see them. Archiving a request that wasn't already completed or canceled also cancels it.

Requests can't be deleted. Archiving is how you take one off the working list.

## Photos, log, and invoices

Expand a request to open **Log**, **Images**, and **Invoices**.

The row menu (⋯) also has **Upload invoice**, which needs a vendor assigned first. Invoices can be PDF, JPG, PNG, or HEIC files (WebP isn't accepted). Uploading an invoice stores it but doesn't pay it.
