Will I get a 1099-K from PayRent, and how do I get a copy?

Who receives a 1099-K for rent collected through PayRent, and how to request a copy or replacement.

Form 1099-K is issued by PayRent's payment processor, Finix, to landlords who cross the IRS reporting threshold in a calendar year. Most small landlords don't cross it, so not receiving one is normal.

Who gets a 1099-K

For tax year 2025, you'll receive a 1099-K only if both of these are true for rent processed through PayRent during the calendar year:

  • More than $20,000 in total payments

  • More than 200 transactions

If you crossed only one of these, or neither, you won't get a 1099-K from PayRent. You still report your rental income as usual. Your tax preparer can help with that.

How to get a copy or a replacement

If you qualify and can't find your form, email [email protected] from the same email address you use for your PayRent account. Ask for a copy of your 1099-K and include the tax year you need.

Using your PayRent email address matters. It's how Finix matches your request to your account.

Renters

Renters don't receive a 1099-K for paying rent. If you need proof of payments for your own records, see How do I get my rent payment history or receipts?
